Building work is the trade where the questions before the job save the most money after it.
Can you see a job they finished locally?
A builder who works round here will have a house you can look at from the road and a customer who will take a call. That is worth more than any trade association badge.
Are they insured, and is it in writing?
Public liability insurance covers damage to your house and next door's; ask for the certificate rather than the assurance. TrustMark and the Federation of Master Builders both check insurance before they list anyone.
Is the quote itemised, and who deals with Building Control?
An extension or a structural change needs Building Regulations approval, and often planning permission in a conservation area. Agree in the quote who applies and who pays the fee.
Is there a payment schedule?
Staged payments against finished stages are normal. A large sum up front before anything has been done is not.
